Greater Brisbane building approvals growth is coming from outside the city

Yesterday we released the Conus Trend Regional Building Approvals QLD data for July derived from the original ABS data at the SA4 level. We noted that while year on year declines in approvals in QLD (-1.9% y/y) were coming from the Regions (-6.0% y/y) the Greater Brisbane area was still showing some growth (+1.0% y/y).

Today we take a closer look at the Greater Brisbane data and see that in fact there is some reasonable growth occurring…but not in the City itself. The Greater Brisbane area is made up of 9 SA4 areas which we split into the “City” (5 SA4s; Brisbane North, South, East, West and Inner City) and the “Others” (4 SA4s Ipswich, Logan, Moreton Bay North and South). When we do that we see that the City has recorded declines of 2.0% for the year while the Others are up 3.7% y/y.

Within each grouping there is plenty of variability. For example within the City group Brisbane Inner City shows Trend approvals down 32.3% y/y while Brisbane South is up 55.4% y/y. The same variation holds within the Other group where we see Logan-Beaudesert up 41.1% y/y while Moreton Bay South fell 38.8% y/y.
